Corporate Occupier

Our experienced commercial property practice teamed with first-class planning, development and construction expertise enables us to provide a joined-up service to our corporate occupier clients.

We have recent experience of high value headquarter relocations in London and regionally, many of which have involved newly constructed or recently refurbished properties.  Our experience ensures that we can pre-empt likely timing factors so that there is a seamless transition to new premises with minimal operational interruption during the relocation period.

We are able to provide you with ongoing asset management support as and when required throughout the duration of your occupation, as well as advising you on dilapidations, reinstatement and lease renewal issues at the end of the lease term.

Recent experience

Polar Capital Partners Limited

16 Palace Street

We advised Polar Capital in relation to the acquisition of its new 18,000 square feet London headquarters at 16 Palace Street, London SW1.  A co-ordinated approach from our commercial property and construction teams enabled the acquisition to progress smoothly and to enable the client to take occupation and commence its fit-out works prior to expiry of its previous office accommodation.

Alternative Networks Plc

New Head Offices

We advised IT solutions specialists Alternative Networks Plc on taking new leases of over 20,000 square feet at the prestigious new 240 Blackfriars development in London from landlord The Great Ropemaker Partnership. We were simultaneously dealing with the parallel sale of Alternative’s current head office building and were able to meet the new landlord’s tight deadline for exchange (2 weeks from heads of terms) whilst coordinating exchange of the sale to a third party on the same day. We understand that a move to new premises must always be considered in the light of the exit from existing premises and work hard to understand all the commercial drivers and concerns behind your relocation.

Centek Limited

Acquisition of manufacturing premises

We acted for Centek Limited, a leading manufacturing company based in Newton Abbot in the acquisition of additional manufacturing premises to assist in the company’s growing production capability.  Again timing was an issue to ensure that Centek could co-ordinate its acquisition of the premises with some substantial refurbishment work.  In addition to the core real estate advice provided, our planning team gave tailored advice where appropriate.

L-GAM Advisers LLP

New Head Offices

L-GAM Advisers LLP is a new firm of Fund Managers whose principal business will involve the creation and management of various asset-related investment funds.  We were instructed to deal with all property aspects of L-GAM’s acquisition of prestigious new head office premises in London, W1.  Our team’s substantial experience in corporate relocation in London and elsewhere ensured that we were able to give the client focused and lateral commercial advice both in relation to its immediate occupation and its future liability and expansion plans.

Gro Group International

Headquarters relocation

We advised Gro Group International in relation to the relocation of its UK headquarters to new premises at Malvern House in Marsh Barton, Exeter. Timing was critical to this transaction to ensure that Gro Group could take access in sufficient time to enable fit-out of its new premises prior to vacating its legacy headquarters in Ashburton.  Gro Group’s overriding requirement was achieved to enable it to continue to operate and deliver a first class service to its clients without interruption during the relocation period.
