Overview
I am a Senior Associate in Michelmores’ Real Estate team.
I have extensive experience in a wide variety of commercial property transactions, including acquisitions, disposals, landlord and tenant related matters, options and overage. I also have experience of managing large property portfolios for landowners of over 100 properties and advising a higher education institution on a broad range of property related matters.
I have specific expertise and interest in health-related property work, having advised many NHS Trusts and other public sector bodies in relation to their property transactions in the primary care, acute and mental health sectors. I have acted on a number of significant public-private joint ventures including numerous NHS Local Improvement Finance Trusts (LIFT) in order to develop new primary care centres across the country, advising on the various property elements of the transactions including freehold disposals, certificates of title and leasebacks as well as the overall project management of the deals to completion.
I joined Michelmores from a national law firm having spent ten years there, after previously training and practising at Bevan Brittan in Bristol for almost ten years.
Recent experience
Advising an NHS Trust in relation to and drafting the property elements of a project manager appointment in connection with the procurement of planning for the redevelopment of a major London hospital, involving consideration and drafting of complex conditional planning provisions
Advising a developer in negotiating the purchase of two brownfield development sites in the sum of £10m each conditional on planning for keyworker accommodation, offices and retail with a development value of £48m each, which also involved liaising with the Middle East funder’s legal advisers
Acting for an NHS Trust in negotiating and completing the sale and leaseback of various parts of a hospital site to one of the UK’s largest pension schemes. This involved complicated buy back and lease renewal options in a tight three week timeframe from negotiating heads of terms to completing, in order to meet the NHS financial year end and raise approx. £28m in funds to be used towards the development of emergency hospital facilities
Acting for a charity in purchasing a greenfield development site through to drafting precedent leases with the estate management regime and negotiating the leasehold disposals of the completed commercial units to purchasers
